A HOLISTIC ANALYSIS OF EFFECT OF LAND USE ACT ON SUSTAINABLE AND PROPERTY DEVELOPMENT IN NIGERIA
Abstract
This study conducts a comprehensive analysis of the Land Use Act’s impact on sustainable property development in Nigeria. The Land Use Act, enacted in 1978, aimed to regulate land ownership and use in order to facilitate equitable land distribution and economic development. However, its implications for sustainable development have been contentious. This research employs a mixed-methods approach, combining quantitative data analysis and qualitative case studies to evaluate the effectiveness of the Act in promoting sustainable land management practices. Key areas of focus include the Act’s influence on land accessibility, urban planning, environmental conservation, and social equity in property development. The findings reveal that while the Land Use Act has contributed to formalizing land tenure and improving access to land for some marginalized communities, it has also resulted in unintended consequences such as bureaucratic bottlenecks, corruption, and land disputes, which hinder sustainable development efforts. This study highlights the need for a reevaluation and reform of the Land Use Act to align it more closely with contemporary principles of sustainable development and urban planning in Nigeria. The results underscore the importance of integrating stakeholder perspectives to foster a more equitable and sustainable approach to land use and property development in the country.
